Not all estate agents are the same. Like any profession, there’s a wide spectrum of experience, approach, and quality out there. But regardless of who you choose, there are some things you should always be able to expect.
Here are five standards every good estate agent should meet — and that every Estate Agents NI member is committed to upholding.
1. Honesty, even when it’s uncomfortable
A good agent tells you what you need to hear, not just what you want to hear. That might mean giving you a realistic valuation rather than an inflated one to win your business. It might mean flagging a potential issue with a property you’re excited about. Honesty isn’t always easy, but it’s always the right approach — and it’s what separates great agents from the rest.
2. Clear, timely communication
You shouldn’t have to chase your agent for updates. Whether there’s news to share or not, a professional agent keeps you in the loop and responds to your calls and emails promptly. Buying or selling a property is stressful enough — good communication goes a long way towards making the process feel manageable.
3. Transparent fees and terms
Before you sign anything, you should have a clear understanding of what you’re paying, when you’re paying it, and what you’re getting in return. There should be no hidden charges, no ambiguous small print, and no surprises down the line. If an agent isn’t upfront about their fees, that’s a red flag.
4. Local knowledge you can actually use
Northern Ireland is a diverse market. What’s happening in North Belfast is different from what’s happening in Newry or Enniskillen. A good agent doesn’t just know property — they know their patch. They can tell you about comparable sales, local demand, and what buyers or tenants in that area are actually looking for. That local expertise is genuinely valuable.
5. Accountability
If something goes wrong — or if you’re simply not happy with how something has been handled — you should be able to raise it and have it taken seriously. Professional agents belong to recognised organisations and adhere to codes of conduct that give you somewhere to turn if things don’t go as they should.
