What Estate Agents Around the World Can Teach Us About Transparency

When it comes to buying and selling property, Northern Ireland has plenty going for it — a strong community of professional agents, a market that’s generally stable, and a process most people navigate reasonably well. But cast an eye at how some other countries do things, and there are lessons worth learning.

Australia: Disclosure before the ‘For Sale’ sign goes up

In parts of Australia, sellers are legally required to prepare a detailed disclosure document before they can even begin marketing a property. This covers everything from title details and planning restrictions to known structural issues. Buyers go into viewings with the material facts already on the table — reducing the chance of nasty surprises later in the process.

It’s a different mindset from the NI approach, where much of this information surfaces during legal due diligence after an offer is accepted. The result in Australia? Fewer late-stage collapses, and often faster transactions.

Sweden: Bid histories in the open

In Sweden, asking prices, bidding histories, and final sale figures are publicly accessible. Buyers can see exactly what comparable homes sold for, removing much of the uncertainty — and the suspicion — that can creep into property negotiations.

Imagine being able to verify whether the home you’re viewing was priced fairly against real sales data, not just an agent’s estimate. That level of transparency builds confidence in the process itself.

The USA: Fee transparency in focus

Recent changes in the US property market have made buyer agent fees far more visible than before, separating them from the seller-side commission structure that had become standard practice for decades. The result has been more open conversations about what representation actually costs — and what value it provides.

What this means for Northern Ireland

None of these approaches is a perfect template — each reflects a different legal system, market structure, and cultural expectation. But the common thread running through all of them is transparency: making sure that the people involved in a property transaction have access to the information they need to make good decisions.

That’s something Estate Agents NI actively supports. Our members are committed to clear communication, honest advice, and upfront terms — not because regulators require it, but because it’s the right way to do business.

As the conversation around property transparency continues to develop across the UK and Ireland, we’ll be at the table making sure Northern Ireland’s voice is heard.
